When people hear “modular home,” they often picture a box on a truck. What we’re building with Factory2Key is very different: precision-engineered homes that arrive as a complete kit in one 40-foot container—and go from bare footings to lock-up in about three days.

This is off-site construction done properly: quality controlled in the factory, then assembled quickly and safely on site with local tradies and a licensed builder. The result? A beautiful, durable home that looks and lives like a conventional build—delivered faster, with less risk.

Why Factory First?

Traditional “stick-build” on site is slow, weather-affected, and hard to quality-control. In a factory, we control:

  • Precision: Light-gauge galvanised steel frames and engineered tie-downs.
  • Timelines: Predictable stages, fewer weather delays.
  • Standards: Consistent fabrication, certified components.

We then bring those benefits to site—so you get factory accuracy and real-world practicality.

The Lodge: A Clever Hybrid of Prefab + Modular

Our showcase dwelling—“the Lodge”—mixes flat-pack panels with a fully finished bathroom module:

  • Class & Compliance: NCC Class 1a dwelling, engineered to Cyclone Category 3 conditions.
  • Size & Layout: ~60 m² internal living, 2 bedrooms + open living/kitchen; generous glazing and sliding doors for light and airflow.
  • Thermal & Acoustic: Glass-wool insulation in floor, walls, and roof.
  • Bathroom Pod: Delivered fully finished (tiled, fixtures fitted), installed in minutes.
  • Containerised Delivery: All structure, cladding, linings, doors/windows, fixtures and finishes ship in a single 40’ high-cube container.

The First Three Days: What Assembly Really Looks Like

Day 1 — Foundations & Floor

  • Footings: Typically 18 engineered “shore footings” (concrete-less system with adjustable heads) set to the structural design to distribute ~19 tonnes.
  • Floor Panels: Five steel-framed, OSB-clad floor cassettes craned in and bolted together. A service bay is framed for the bathroom pod.
  • Bathroom Module: Forklift out, crane in, set down, bolt off. The pod lands precisely where it belongs.

Day 2 — External Walls & Internals

  • Perimeter wall panels bolt to the floor and to the bathroom pod as a structural core.
  • Engineered beams and tie-downs create a continuous load path (roof → walls → floor → footings) for cyclone performance.
  • Internal bedroom walls drop in with pre-hung doors; windows and sliders arrive pre-installed in their panels.

Day 3 — Roof & Wrap

  • Five roof panels complete the shell; tie-downs are fitted.
  • Weatherproofing: window/door pre-flashing, breathable building wrap, then cladding.
  • Inside: linings and floor finishes (e.g., MDF wall/ceiling linings, hybrid/vinyl flooring) complete the look.

From there it’s fit-out to finish—kitchen, electrical, plumbing connection, and external cladding. The bathroom pod is already tiled and fitted; Australian plumbers can inspect via removable OSB sheathing before final close-up.
